Larimer Pointe

Larimer Phase 1, LP (“Ownership Entity”) for the Larimer Pointe housing development has contracted with Key Property Management Services (“KPMS”) for property management services and contracted separately with the KBK Foundation (“KBKF”) to administer the Excepted Unit supportive services plan. KPMS and KBKF jointly developed the Excepted Unit Supportive Services Plan with the following umbrella guidelines:

The residents of the 40 apartment homes are responsible for complying with their Lease Addendums to receive some level of supportive service programming. KBK Foundation (“KBKF”) Community Relations Officer (CRO) have reached out to the residents to meet with the residents to develop an Individual Family Plan (“IFP”) to define the family’s goals and objectives, including specific Service/ Service Provider referrals with time-frames for completion. Requirements will vary depending upon employment status, training programs that are highlighted in their Individual Family Plan.

Community Development

  • Larimer Green Team – Taste The Future of Larimer

    The Larimer Green Team hosts a yearly fundraising event, Taste The Future of Larimer,  to raise awareness of positive things happening in the community. Community members come to sample dishes from local caterers, listen to speakers and enjoy live music at Taste the Future of Larimer.  The Larimer Green Team was founded in 2008 and has been behind many projects and workshops in the neighborhood.  Perhaps the most visible of these has been the Community Garden located at the Village Green on Larimer Avenue.  The KBK Foundation continues to be a proud sponsor of this event.

Economic Development

  • $21.3 million in total development costs (includes Bridge Loan Financing).
  • 44% MWBE participation and hired 27 Section 3 employees for the project.
  • Over $4.6 million in contracts awarded to Minority and Women owned contractors.

The purpose of IFP is to monitor the progress toward short/long term monthly goals, in person. Components of the IFP include:

  2. Outcomes/ Goals (in order of priority)
  3. Action steps, Obstacles, Resources
  4. Program Target Dates
  5. Supports Involved in the development plan
  6. Family functional strengths for this goal
  7. Family plan progress summary.
